THE HARDER THE PROBLEM, THE MORE LIMITED THE COMPETITION

I’m most known for building a builder JV platform from scratch.   When I was hired to start the platform, the company was less than a billion in funded volume, had zero JV relationships, and no reputation in the builder community.  All the big players that once did builder JVs had all exited the space.   No one was chasing builder accounts.  We were the lone lunatics trying to solve a hard problem that required a ton of work.  Even when we went around the company to try and rally support with other producers and leaders, no one wanted to play with our toys. 

 

Building something from scratch, with no reputation, a non-existent budget, in a time when no one was doing the work was extremely hard.  But looking back and comparing things to today, NO ONE was in the space.  There was no competition internally or externally because the problem was too hard, and the work was too great.  People couldn’t see the potential and weren’t willing to put in the work.  The good stuff always seems impossible until it’s done.

 

As I’m working on new projects, I am seeing the exact same reoccurring pattern.  When things are hard, manual, and seem out of reach or when the gain is not obvious and requires a lot of work, the competition is almost non-existent.  The highest success and returns almost always begins where the problem is hard and the competition is limited.

10’s - Always make it rain and take the business in a new direction without being told to do so

Build an outstanding team by hiring and keeping 8,9’s and 10’s.  But the real magic is in the 10’s.
